The project involved the design and construction of a five-storey Administration ‘Central Hub’ Building to house 1100 Sydney Trains engineering and maintenance staff and a two-storey amenities building including a 200-seat café.ÌýÌýThe critical path of the project ran through the early works design submission to piling, to detailed excavation and FRP vertical elements to Level 1, however asbestos contamination required the existing slab on ground to be sealed prior to commencing the vertical elements. Once this delay was overcome, the superstructure was able to be completed.ÌýÌýEarly procurement was essential in delivering this project on time. Items of particular importance included:
•ÌýÌý ÌýDetailed design submission and approval.
•ÌýÌý ÌýLifts design, supply and installation.
•ÌýÌý ÌýFaçade design supply and installation.
•ÌýÌý ÌýHV substation design, certification, supply and installation.
•ÌýÌý ÌýStructural-steel procurement and installation.
•ÌýÌý ÌýFF & E finalisation, procurement, delivery and assembly of workstations.ÌýÌýConstruction challenges included the asbestos contamination, highly inaccurate site services locations including a large Sydney Water sewer main and additional client requests that increased the contract sum by 15 per cent, with more than 100 variations.ÌýÌýA W Edwards has completed the project on time and to a great quality standard.
